Estes Park & Larimer County Real Estate Update: August 2026 Market Trends
The median price for a single-family home in Estes Park just hit $900,000. If you only read that number, you would walk away with the wrong picture of this market.
August 2026 was a quieter month across most categories, but the year underneath it is stronger than the month suggests. Closings are up year to date. Homes are selling faster than they did last August. And the real dividing line right now is not Estes Park versus Larimer County. It is detached homes versus attached homes, and that gap widened again this month.
Here is a full look at the August 2026 numbers for Estes Park and Larimer County, along with what they actually mean if you are buying, selling, or simply keeping an eye on your equity.
The $900,000 Headline and What It Actually Means
The median sale price for single-family homes in Estes Park came in at $900,000 in August 2026, up from $812,500 in August 2025. That is a 10.8% year-over-year increase, and it is the number most people will repeat.
Now the context that matters. Year to date, the median single-family price in Estes Park is $797,000, up 2.3% over the same period last year. So the actual trend line is roughly 2%, not 11%.
Estes Park recorded 14 single-family closings in August. In a market that small, a handful of higher-end sales can move the median dramatically in either direction. The August figure reflects which specific homes happened to close that month. It does not reflect a sudden jump in what your house is worth.
If you are a seller pricing off the $900,000 headline, the market is likely to correct that expectation for you. Read the year, not the month.
Estes Park Single-Family Homes: August 2026
• New listings: 30, down from 36 in August 2025, a 16.7% decrease
• Pending sales: 22, down from 26, a 15.4% decrease
• Closed sales: 14, down from 16, a 12.5% decrease
• Median sale price: $900,000, up from $812,500, a 10.8% increase
• Year-to-date median: $797,000, up 2.3%
• Days on market until sale: 76, down from 96, a 20.8% decrease
• Percent of list price received: 96.8%
• Months supply of inventory: 6.8, down slightly from 6.9
There is one more number most people will miss. Year to date, Estes Park has recorded 127 single-family closings compared to 118 through August of last year, a 7.6% increase.
That is the story in a sentence. The month was quieter. The year is stronger.
Days on market improving from 96 to 76 while months supply held essentially flat tells you this is not a market piling up with unsold homes. It is a market moving faster than it did a year ago, with buyers being more selective about which homes earn their attention.
Estes Park Condos and Townhomes: August 2026
• New listings: 12, down 20%
• Pending sales: 12, up from 11, a 9.1% increase
• Closed sales: 6, down 14.3%
• Median sale price: $514,750, down 23.7%
• Days on market until sale: 53, down from 77, a 31.2% decrease
• Months supply of inventory: 8.7, up from 7.3
• Inventory of homes for sale: up 17.2%
A straight answer on that 23.7% price drop: six closings is not a trend. IRES notes this directly on their own reports, that percent changes can look extreme when sample sizes are small. Six transactions in a month cannot tell you what condo values are doing, and anyone who presents that number as a market-wide decline is overreaching.
What the condo and townhome segment can tell you is more useful. Days on market dropped sharply, from 77 down to 53. Pending sales rose. Inventory is up 17.2% and months supply climbed to 8.7. So there is more to choose from, and buyers have a clear edge, but the units that are priced correctly are selling almost a month faster than they did last year.
Larimer County Single-Family Homes: August 2026
• New listings: 548, down 1.4%
• Pending sales: 385, down 8.3%
• Closed sales: 388, down 6.7%
• Median sale price: [CONFIRM FIGURE], down 0.2% from August 2025
• Year-to-date median: $595,000, exactly flat compared to last year
• Days on market until sale: 70, down 4.1%
• Percent of list price received: 98.8%, up slightly
• Months supply of inventory: 3.9, unchanged year over year
A year-to-date median that lands exactly flat against the prior year is genuinely rare. Most markets move a few percentage points in one direction or the other over eight months. Larimer County single-family has not.
Pair that flat pricing with unchanged supply at 3.9 months, sellers receiving 98.8% of list price, and days on market improving slightly, and you get the most stable segment in Northern Colorado. Transaction volume is softer than last year, but the pricing foundation has not moved.
Larimer County Condos and Townhomes: August 2026
• New listings: 157, up 19.8%
• Pending sales: 97, down 13.4%
• Closed sales: 90, down 15.9%
• Median sale price: $389,500, down 1.9%
• Year-to-date median: $399,850, down 3.7%
• Days on market until sale: 85, up from 75, a 13.3% increase
• Months supply of inventory: 5.2, up from 4.4
This is the soft spot in the county. More listings coming on, fewer buyers going under contract, and longer time on market is a combination that puts steady downward pressure on price. Unlike the Estes Park condo figure, this segment has enough volume behind it that the numbers are meaningful.
Three Takeaways from the August 2026 Numbers
1. Read the year, not the month
The Estes Park median jumped 10.8% in August but is up only 2.3% year to date. In a market with 14 monthly closings, a few higher-end sales move that number dramatically. Monthly medians in small markets are noise more often than signal. The year-to-date figure is where the actual trend lives.
2. Speed came back for the right homes
Days on market dropped in three of the four categories we track, and Estes Park sellers are receiving a better percentage of list price than they did last August. Buyers have not disappeared. They have simply become decisive about what deserves their attention, and well-prepared, well-priced homes are getting it.
3. The real divide is detached versus attached
The meaningful split this month is not Estes Park versus Larimer County. Detached homes in both markets are holding steady on pricing, supply, and pace. Condos and townhomes in both markets are absorbing inventory faster than buyers are taking it down. That gap has been widening for several months now, and it is the single most important pattern in the data.
Who Has the Edge in Each Segment?
Estes Park single-family: A modest buyer edge at 6.8 months of supply, but sellers are moving faster and holding 96.8% of list price. Better balanced than the raw supply number suggests.
Estes Park condos and townhomes: A clear buyer edge at 8.7 months of supply with inventory up 17.2%. This segment carries the most inventory in the valley.
Larimer County single-family: Balanced at 3.9 months, with a slight seller advantage for well-presented homes at 98.8% of list price.
Larimer County condos and townhomes: A buyer edge at 5.2 months of supply, and currently moving further in that direction.
If You Own a Condo or Townhome and Are Considering a Sale
This is worth a conversation now rather than next spring.
Attached inventory is building in both markets while buyer activity in that segment has softened. Estes Park condos and townhomes sit at 8.7 months of supply with inventory up 17.2%. Larimer County attached homes moved from 4.4 months to 5.2 and are seeing longer days on market. Neither of those is a crisis, and neither calls for a rushed decision.
What both do mean is that a condo or townhome entering this market needs preparation, accurate pricing, and real marketing to compete, because it will have more company than it would have a year ago. The encouraging counterpoint is that Estes Park attached units are selling almost a month faster than last August when they are positioned correctly. Presentation and pricing are doing a lot of the work right now.
If a sale is somewhere on your horizon for the next twelve months, the useful step is understanding where your specific unit sits against current competition. That is a conversation, not a commitment.
Frequently Asked Questions About the Estes Park Market
Q: Did Estes Park home prices really go up 11% in August 2026?
A: Not in the way the headline suggests. The August median for single-family homes was $900,000, up 10.8% from August 2025. However, the year-to-date median is $797,000, up just 2.3%. With only 14 closings in August, a few higher-end sales can move the monthly median significantly. The year-to-date figure of roughly 2% is the more reliable trend.
Q: Is the Estes Park real estate market a buyer's market or a seller's market?
A: It depends on the property type. Estes Park single-family homes sit at 6.8 months of supply, which gives buyers a modest edge, though sellers are receiving 96.8% of list price and homes are selling faster than last year. Estes Park condos and townhomes are more clearly a buyer's market at 8.7 months of supply with inventory up 17.2%.
Q: How long does it take to sell a home in Estes Park right now?
A: In August 2026, single-family homes in Estes Park sold in an average of 76 days, improved from 96 days in August 2025. Condos and townhomes sold in an average of 53 days, down from 77 days a year earlier.
Q: Why did the Estes Park condo median price drop 23.7%?
A: That figure is based on only six closed sales, which is too small a sample to represent a market-wide value change. IRES notes on its own reports that percentage changes can look extreme when sample sizes are small. The more meaningful condo indicators in August were faster sales and rising inventory.
Q: What is happening with Larimer County home prices in 2026?
A: Larimer County single-family pricing has been remarkably stable. The year-to-date median is $595,000, exactly flat compared to the same period last year, with months supply unchanged at 3.9 and sellers receiving 98.8% of list price. Attached homes are softer, with a year-to-date median of $399,850, down 3.7%.
Q: Are homes selling in Estes Park, or is inventory piling up?
A: Inventory is not piling up on the single-family side. Months supply held essentially flat at 6.8, days on market improved by nearly 21%, and year-to-date closings reached 127 compared to 118 through August of last year, a 7.6% increase. The condo and townhome segment is where inventory is building.
